Hacienda Kukulkan is undoubtedly one of the finest homes in Mexico! The residence is located on the sandy shores of Fatima Bay beach, Puerto Aventuras.
Hacienda Kukulkan is the only beach front villa in the Riviera Maya with full size tennis court, state of the art ocean front gymnasium, ocean side putting greens and 7 magnificent suites plus den.
As you enter the walls of the residence you are greeted by a full size tennis court located within a courtyard. On the south side of the courtyard there is a king suite with private bath and kitchen. Walking under the arches by the side of the tennis court leads you to the main villa. Stepping through the front door you enter a truly magical courtyard with fountain, stunning views of the ocean, and walk out to the putting greens, swimming pool and beach.
Off the courtyard on the north wing of the villa you have 2 sumptuous suites, one of which is beachside. Each suite has king bed and full bathroom. There is also an internet room with wireless internet access.
The fully equipped gourmet kitchen is beautifully styled. Enjoy delicious delicacies cooked by the villas Mexican cook, or you may wish to sample international cuisine from one of our gourmet chefs, the choice is yours! The comfortable ocean front living room with satellite TV has a beautiful painting of the agave plantation, the open plan leads to the dining and also bar area. There is also a karaoke machine for the aspiring rock stars!
On the upper level of the villa are 4 further suites, one of which is beach side, each suite has a king bed and full bathroom. Each suite is unique there are so many fabulous details! The ocean front hi-tech gymnasium is fantastic! Payment Policy:
Rates are based on 4 bedrooms - please inquire for rates for 4+ bedrooms.
Rates for the holidays include the entire estate.
Terms of Payment:
Reservations require a 50% RENTAL DEPOSIT within 7 DAYS of booking for confirmation. The BALANCE of RENTAL and the SECURITY DEPOSIT must be received within 60 DAYS prior to the arrival date. Failure to pay RENTAL DEPOSIT, SECURITY DEPOSIT or balance of RENTAL on time could result in loss of reservation and forfeiture of all deposits paid. If reservations are made less than 60 days before arrival, then 100% of RENTAL and SECURITY deposits are required within 7 days of booking. Cancellation Policy: The RENTAL DEPOSIT, less a $100 processing fee, is refundable until 90 days prior to the arrival date. Cancellations between 61-90 days of arrival are subject to a 50% surcharge of the total RENTAL amount. Cancellations between 31-60 days of arrival are subject to a 75% surcharge of the total RENTAL amount. Cancellations less than 30 days of arrival are subject to a 100% surcharge of the total RENTAL amount. Reservations for the Christmas and New Year’s holidays require payment in full within 7 days of booking for confirmation, and are subject to 100% surcharge regardless of time of cancellation. In the event of a cancellation, we will make every effort to rebook the time. Should we be successful, the rental fee will be returned less a $100 processing fee. 100% of security deposit will be refunded upon any cancellation. Rules:

For Easter, Thanksgiving and President weeks – The rental is $20,000.00 (7 suites plus Entertainment Den).
For March - minimum rental is 7 bedrooms (exc. Easter Week).
For the Holiday Rentals December 19 to January 2 - 8 Suites mínimum rental (7 suites plus Entertainment Den).
March and holiday Reservations Saturday to Saturday.

Rates do not include 12% tax. Only registered guests staying at Hacienda Kukulkan Puerto Aventuras are permitted on the property.
