Payment Policy: All rates are in US Dollars.

Memories Lane will not accept payment by mail, check, cashiers check or certified funds.We require a security deposit for all renters. Security deposits are 1/2 of the rental amount, Fees and applicable taxes unless otherwise stated by Memories Lane. ALL deposits must be received 14 days prior to your booking request. The agreed upon rental amount will be due at this time as well. To avoid the cost of damages that occurred before renter's arrival, renter must immediatedly report said damage to the owner when renter checks in. Once renter have vacated the property it will be inspected before his/her deposit is returned (less any allowable deductions) within 7 business days. There is a non-refundable $150.00 cleaning deposit that is required from renter(s) for the cleaning services that will be performed once renter leaves. TAXES: The tax that renter pay is based off the tax amount that is current in Phoenix, Arizona nto where renter resides currently. Cancellation Policy: For cancellations more than 90 days prior to arrival, there is a fee of $50.00. For cancellations less than 90 days prior to arrival and more than 31 days prior to arrival there is a fee of one night rent. There are no refunds for cancellations less than 30 days prior to arrival. Travel Insurance is advised. Rules: PETS: Absolutely NO PETS ALLOWED. If you bring a pet onto the property you be required to leave without a refund. Once renter(s) have left and it is apparent that there was an animal present, renter(s) will forfeit his/her security deposit. BED LINENS, TOWELS AND FURNISHINGS: Memories Lane is fully furnished including linens, towels, dishes, pots, pans, small and large kitchen appliances and a washer and dryer. It is required that renter return all furniture to its proper place when renter leave. The furniture found inside the home is not intended for use outside of the home. It is expected that the renter keep the home neat, clean and picked up at all times. If renter do not comply with these requirements renter will forfeit his/her security deposits. All items in the home are inventoried. If an item displays damage or becomes missing, the renter(s) will be charged accordingly. GRILLING: Outdoor grilling is permitted only on concrete or open areas. Please allow yourself 6 to 8 feet from the property. SWIMMING POOLS: There are two swimming pools available in the complex which the renter has access. The pools are for the Palo Verde townhouse community, so please be courteous of others when using them. UTILITIES: NO utilities are guaranteed! Public utilities are beyond our control. No refund will be given due to failure of power, water,cable, etc. ITEMS LEFT IN UNIT: Memories Lane is not responsible for any personal items left on the premises. Once renter(s) have checked out and noticed the he/she is missing a personal item. At Renter(s) expense Memories Lane will search for lost item, upon its recovery renter will be charged a minimun of $25.00 to ship back to renter. Items left and not recovered within 30 days will be donated to one of Memories Lane charitable organizations. Any weapon left on premises will be turned over to the local law enforcement agency.
